FAQs

  • Fire. Call 911 and the after hours line when safe.

    Flood. Shut the water off at the source or the main shut off and call the after hours emergency line

    Potential Gas Leak/ Smell Gas. If you know the location, turn off the gas, call your Gas service Provider or 911 if warranted and call the after hours line when safe.

    Plumbing / Line back up or sewer issues. Toilets needing plunged are tenants responsibility and not an after hours emergency. If you have a line back up or sewer issue please call the after hours line.

    Electrical Issues. Flip the breakers if needed, you can also try the GFI resets if applicable. If urgent call the after hours line

    Heat. If it is below freezing and your heat is not working first check the thermostat and make sure batteries don’t need to be replaced. Next, make sure your filter has been changed. If the heat still doesn’t kick on please call the after hours line.

  • $60 after the 5th and an additional $120 after the 10th.

  • Most of the issues are from the login screen. If you know your location at the main login it has a Sterling Main drop down. Select your location and then it should find you! If not or if you are getting a different error message, login error, or forget your password please call the office for assistance!

  • Your financial obligation to the lease is not changed by any need to end the lease early. Our leases do not allow for a “buy out” option. When a lease agreement is broken a hardship is created for the owner of the property. The best option is to give proper notice, leave the property in move in condition for the next tenant and continue to pay the rent until the new lease is executed. You are responsible for lawn care, utility charges until the home is re rented and the remarketing fee of $500.

    Failure to satisfy the lease agreement will result in being sent to collections and/or a judgment against you.

  • All pets have to be approved by the Sterling team and must be added to the lease agreement. Along with updating your Pet Screening profile once approved a pet deposit will be collected along with a monthly pet rent.

  • Property Inspections are completed every six months for the interior of the home and on an as needed basis. Exterior inspections are done quarterly.
