Each person over the age of 18 who will reside in the home must complete an application with a non refundable fee of $45 for each applicant. Please note multiple applicants are approved or denied as one unit

Applicant must have reasonably verifiable and lawful income and demonstrate financial ability to cover rents & utilities and other household obligations. Income outside of W2 wages and vouchers are calculated on an annualized basis

Poor Credit references, Evictions/Judgments, Criminal History or Negative Rental History may result in denial of tenancy and additional documentation may be required.

Higher deposits (not to exceed double the required deposit) will be required if credit score is below 620

We require all tenants to have utilities turned on in their name with proof of confirmation prior to taking possession of the home. Applicants/ future tenants can check average usage/ estimated costs by contacting the individual utility company- click here for a list of service providers and their contact information

Once approved all security deposits must be paid within 24 hours of approval
——
Once deposit is paid possession is required within 30 days
——
All tenants are required to maintain renter’s insurance through the entirety of the lease term
——
All supporting documentation must be attached and submitted with the application before the application will be processed, failure to provide the documentation within a reasonable time will result an incomplete application and it will be disqualified.
